A Pakenham garden clean-up hour by hour: 7.30am start, most yards finished by 4pm

Most people have never had a crew in the yard before and quietly worry about the same things: how loud is it, where do they park, do I need to be home, and what will it look like when they leave. What actually stalls a clean up day

Dew is the honest one. Through May to August a Pakenham lawn does not dry until about 9.30am, and mowing a soaking lawn clogs the deck, tears the grass and leaves clumps that kill the turf under them. On a winter job we do the hand work, the beds and the hedges first and mow late morning. In summer it reverses: we mow early and do the physical work before the northerly gets up.

The next one is scope creep, and it is nearly always our fault for not asking enough questions. The hedge that turns out to be 3 metres rather than 2 metres, the bed that has 40 years of ivy under the weeds, the back corner that is a rubbish pile rather than a garden. If we find something that will add more than about half an hour, we stop and ring you before we do it, not after. Nobody enjoys a surprise on an invoice.

The third is waste volume. A green bin holds roughly 0.24 cubic metres. A 6 by 4 trailer with standard sides holds about 0.6 to 0.8 cubic metres level and around 1.2 heaped. A neglected estate block can easily make 3 or 4 cubic metres of loose green waste, which is 3 to 4 loads with travel and gate fees in between. If we underestimate that at quote time, the day runs long.

Access, parking, power and water

We arrive in a ute or van with a 6 by 4 or tandem trailer and we need 8 to 10 metres of kerb or the driveway to work from. Newer streets through Cardinia Lakes, Arena and the Officer estates are narrow with cars on both sides, so if there is a school drop off happening at 8.30am it is worth telling us. Side gate width decides the machinery: under 800mm and everything is hand carried, 900mm to 1 metre gets a push mower and a barrow through, and a ride on generally needs 1.2 metres plus a firm surface.

We are self sufficient for power. Everything runs on petrol or battery and we carry our own fuel, so we will not be asking for a power point except occasionally to top up a charger. We do sometimes use an outside tap to wash down a deck or a path at the end. If your tap is on a timer or turned off at the wall, just let us know where it is.

Noise, dust, smells, pets and kids

It is loud. A brushcutter and a blower are the two worst offenders and they are unpleasant to be next to for an hour. Victorian residential noise rules set the limits we work within: motor mowers and powered garden tools cannot be used before 7am or after 8pm Monday to Friday, and not before 9am or after 8pm on weekends and public holidays. So a Saturday job genuinely cannot start the mower at 8am, and we will not try.

Dry clippings and cut hedge make a lot of fine dust, which is why we ask for windows closed on the working side. A mulched wet lawn smells like silage for a day. If any spot spraying was agreed as part of the job, we will tell you which beds were treated and ask you to keep kids and pets off them until the spray has dried, which is usually 2 to 4 hours in warm weather.

Dogs are the practical problem. Even a friendly dog will chase a mower, and every gate is open at some point during a clean up, so it needs to be inside or in the garage. If your dog cannot be indoors, tell us at quote time and we will plan the day so one section is always fenced.

Weather, heat and fire days

Light rain does not stop us. Saturated ground does, because a mower on wet Pakenham clay leaves ruts that stay all winter and the lawn takes months to recover. If there has been 20mm or more in the previous couple of days we will ring and move you, usually 2 to 4 days later, and we will always offer the next available slot rather than push you to the back of the list. On days over about 35 degrees we start at 7am and finish by early afternoon. On a declared Total Fire Ban day there are real restrictions on what machinery can be run in dry grass, and we move those jobs rather than take the risk.

What a finished site actually looks like

Lawn cut and edged, no clumps left sitting on the grass, beds weeded and raked level, hedges square, paths and driveway blown clean, no clippings washed into the stormwater drain, gates shut, bins back where they were, tarps and gear gone, and a photo record of before and after. Anything you are not happy with is easiest to fix on the day, which is why we ask for the two minute walk around. If you cannot be home, we send the photos.

Honestly: when you do not need a clean up at all

If the only problem is that the grass got long over a wet spring, you do not need a $600 clean up. You need one overgrown first mow at $90 to $160, then a regular fortnightly cycle at $50 to $75, and the yard will look after itself. We would rather sell you the mow. The clean up is the right job when the beds are gone, the hedges have not been touched in two years or you are getting a property ready for a sale or an inspection. We also do not do everything. We do not remove trees above roughly 4 metres or anything needing a climber or a traffic permit, we do not take hard rubbish, building waste, tyres or anything that may contain asbestos, and we do not demolish sheds. If that is what the yard needs, we will tell you at quote time so you can get the right trade in first and let us finish behind them.
